Wyndham Timeshare Scams: What Owners Should Check

If a sales promise, unexpected charge or exit offer has left you concerned about your Wyndham timeshare, start with the documents. Separate a disagreement about your ownership from an unsolicited company claiming it can sell or cancel it.

Compare sales promises with your written agreement

Keep your purchase agreement, financing documents, membership rules, emails and presentation materials together. Write down the date of the presentation, who you spoke with and the specific statements you believe influenced your decision.

For a points-based ownership, check how reservations work, when points expire, the rules for banking or borrowing them, and any restrictions on guest bookings. A statement about access to a resort is different from a promise that a particular room or week will be available.

If you were told that rental income would cover your costs or that an upgrade would solve a booking problem, ask the developer to identify the written terms supporting that statement. A complaint should describe what happened in your case; an allegation alone does not establish fraud.

Review maintenance fees, loans and additional charges

Compare your original disclosures with your current statements. Separate annual maintenance fees from loan payments, special assessments, reservation charges and exchange fees. Knowing which charge changed makes it easier to ask a specific question and obtain a useful written response.

Prepare a list of your outstanding loan balance, annual ownership costs and any arrears. These details matter when discussing a surrender, resale or other ownership change. Contact Wyndham directly about current options

Wyndham's current program is called Certified Exit, backed by Wyndham. Its published information says there is no charge to speak with a Certified Exit specialist; some options can involve separate costs, such as resale commissions. Eligibility and the available options depend on the ownership.

Contact the developer through its official website or the number on your ownership statement. Ask what options apply to your contract, whether a loan or overdue fees affect eligibility, what any offer costs, and what written confirmation you would receive. Check an outside exit or resale offer

Ask for the company's legal name, the actual service it will provide, a written fee schedule, refund terms and who will handle your case. Verify contact details yourself. Do not rely only on a caller's identification, a logo in an email or documents supplied by the salesperson.

  • Ask how the proposed process ends your specific obligations.
  • Check whether the offer addresses the deed or membership, the loan and future fees.
  • Keep copies of the agreement and payment records.
  • Do not give account passwords to an unsolicited caller.
  • Compare the offer with any option already available directly from the developer.

If you believe you were misled

If the purchase is recent, promptly check the cancellation instructions in your contract and the applicable state requirements. A general online deadline may not match your purchase. Keep proof of any notice you send.

For an older contract, send a specific written complaint to the developer and keep its response. A licensed attorney can evaluate questions about fraud, inheritance, enforceability or legal remedies. You can also use the state consumer-protection directory to find an appropriate public office.
